A valuation report differs significantly from a survey and only advises on the value of the property. It is normally the result of a relatively brief inspection and will make assumptions about the properties condition and not investigate defects, which in the end, could prove expensive to repair.
The valuation provided will normally be on the basis of market value. A valuation report can be provided for many purposes including sale, purchase, inheritance tax, capital gains tax, separation and probate. The valuation will normally be on the basis of present day value although a retrospective date of valuation can also be used, particularly if this is appropriate for taxation or separation purposes

Developers often arrange the contracts exchange when major works are incomplete, promising the works will be carried out in time for the exchange and completion date.
